Much attention is paid to finding the right tenant… but what about keeping them?
When you find a tenant who takes care of your property, pays on time and is a pleasant person to work with, it is well worth your effort to keep them happy where they are. After all, keeping a good tenant happy is much easier than finding their replacement!
Here are a few simple ways to ensure your great tenant stays so happy they never even consider a move:
- An ounce of prevention is worth a pound of cure. Offer your tenants an annual deep cleaning… free of charge! There is nothing like coming home to that professionally cleaned shine—and bonus: it also ensures your property stays in great shape!
If the tenant has been living at your property for several years, up your offer to include a carpet cleaning.
- Prioritize their security. Though it’s temporary, your property is your tenant's home. And people like to feel safe in their home. When was the last time you made sure the smoke detector worked? Have you considered installing a security system? Is there any reason locks need to be changed? Are windows secured? Have you cleared the dryer vent?
While most tenants prefer a landlord who isn't too present, it can build good rapport with your tenants to check in on the safety components of their living situation. Have a conversation about security each year when it's time to sign a lease renewal.
- Tell your tenant you appreciate them. My favorite landlord brought us champagne on December 31st all three years we lived in their property. Though I moved over a decade ago, I haven’t forgotten the impact of that simple gesture.
What cost them under $50/year made me a more committed tenant who took better care of their property.
